This one was challenging from the start - the client wanted LEED Platinum but on a tight urban lot with shade from neighboring towers. We ended up designing a vertical solar array system and integrated a greywater recycling setup that's actually saving them about 40% on water costs.
The facade uses automated exterior louvers that adjust throughout the day, cutting cooling loads significantly. Inside, it's all about natural light penetration and flexible floor plates that can adapt as tenants' needs change.

Working with a sloped, forested site meant we had to really think about how this house sits on the land. We kept as many existing trees as possible and designed the home to step down the hillside naturally.
Passive solar heating does most of the heavy lifting in winter - those south-facing windows aren't just for the view. Western red cedar exterior will grey beautifully over time, blending right into the surrounding forest. The clients are empty-nesters who wanted something low-maintenance but still impressive when the grandkids visit.

The owners wanted a space that honored Vancouver's maritime history without turning into a themed restaurant. We sourced reclaimed timber from decommissioned fishing boats and used industrial fixtures that reference shipyard lighting.
The open kitchen concept was non-negotiable - they wanted diners to see the whole process. We designed the ventilation system to be part of the aesthetic rather than hiding it. Acoustics were tricky in such a hard-surfaced space, so we added custom fabric panels that look like ship sails stretched overhead.

High-density housing doesn't have to feel cramped or cookie-cutter. Each unit here has different window configurations and entry treatments, so there's actual variety. The whole development shares a geothermal heating system - upfront costs were higher but operating expenses are way lower.
We designed shared community gardens that residents actually use, plus a common green space that doubles as stormwater management. Kids play there, neighbors chat there, and during heavy rains it handles runoff that would otherwise overwhelm city systems.

Heritage overlay districts mean you can't just do whatever you want, which honestly makes for better architecture. We had to match cornice heights and window proportions to neighboring buildings from the 1920s, but used contemporary materials and details to make it clear this is a 21st-century building.
Ground floor retail needed high ceilings and flexibility for future tenants, while residential units above required good sound isolation and private outdoor space.
