Honestly, it varies a lot depending on the project scope and complexity. For residential projects, we typically charge 10-15% of construction costs. Commercial projects might be different. Best thing is to reach out and we'll give you a ballpark figure after understanding what you need.

We start with getting to know you and your vision. Then there's the design phase where we sketch out concepts and refine them based on your feedback. After that, we move into detailed drawings and documentation. Throughout the build phase, we're there to answer questions and make sure everything's going according to plan.

A residential project might take 3-6 months for design and permits, then however long construction takes. Commercial projects can be longer - think 6-12 months or more. Renovations are usually quicker. We'll give you a realistic timeline once we understand your project better.

We're based in Vancouver but we've done projects throughout BC and even in other provinces. For projects outside the Lower Mainland, we just need to factor in travel time and make sure we can be on-site when needed. Remote collaboration tools have made this way easier than it used to be.

We don't do sustainable design as an add-on or extra service - it's baked into everything we do. From orientation and passive solar design to material selection and energy systems, we're thinking about long-term performance and environmental impact from day one. And we make sure it doesn't blow your budget either.
